About the data

MiCasa exists to shorten the time it takes a homeowner to find the right builder for an accessory dwelling unit. Everything here is built from public records, and every number links back to the record it came from.

Where the records come from

  • Building permits: the City and County of San Francisco’s Department of Building Inspection, published on DataSF (dataset i98e-djp9), refreshed nightly.
  • Who pulled each permit: DataSF’s permit contacts dataset (3pee-9qhc), which names the licensed contractor of record.
  • License standing: the California Contractors State License Board’s public master license file, refreshed nightly. Status, classifications, bond and workers’ compensation come from CSLB.

What the numbers mean

  • Declared cost is the valuation written on the permit application, revised when the city recorded a revision. It is not a quote or a final bill. Real costs usually run higher.
  • Permit wait is filing date to issue date. Build time is issue date to the city’s completion sign-off.
  • Typical near you is the middle half (25th to 75th percentile) of projects within the radius shown, with the count next to it. We never show a single “average”.
  • Strong fit / Good fit / Some experience summarise how much permitted ADU work a builder has near your address and of your kind. They are not a rating of quality.

What we leave out on purpose

  • Homeowner names and contact details, even though permit records contain them.
